An integrated, intelligent system for monitoring, remotely controlling and metering the consumption of a residential heating plant, able to run boilers, heat pumps and photovoltaics through a cloud platform built for building managers, maintenance providers and residents

Hardware: system architecture

The setup is built on components pre-wired and tested in our workshop, for maximum reliability and to run a hybrid heating system (natural gas boiler and heat pumps):

    • Master panel and gateway (QE.GW): The heart of the system is the master electrical panel, which houses the AL300 gateway that runs the whole heating plant.

    • Temperature sensing (QE.TEMP): These expansion modules monitor the hydraulic circuits. Each has 8 immersion probes (PT100 or NTC) and communicates over Modbus.

    • Equipment control: The gateway reads states and alarms through 8 digital inputs, and commands the boiler, heat pumps and circulation pumps through 8 relay outputs.

    • Diagnostics and energy monitoring: The system reads the electrical load of the heat pumps through Modbus meters, and also collects photovoltaic data over SunSpec Modbus.

    • Per-apartment heat metering: An M-Bus/Modbus converter connects to the heat meters, bringing the consumption data of every individual apartment into one place.

Software: user interface and Web App

The data collected from the plant is sent to the Optimo IoT Web App, creating a digital portal tailored to that particular building and to what each kind of user needs:

  • Access for residents (end users): Each resident gets their own section to follow their individual energy consumption in real time, simply and transparently.

  • Dashboard for the building manager: The building manager gets a complete, central view of the readings from every apartment, which makes apportioning the costs far simpler.

  • Control for the maintenance provider: A dedicated technical login to run, remotely control and diagnose the heating plant in real time, and to plan work more efficiently together with the building manager.

  • Advanced management with AIMS: Asset Integrity Management System. An integrated environment (an advanced CMMS) for storing all the plant documentation, keeping a digital logbook of work carried out and running the heating plant’s maintenance in an orderly way. It combines document management with the physical IoT data collected on site by the gateways, so asset reliability and safety can be monitored from every angle.

FAQs

The hardware (the QE.GW and QE.TEMP panels) is supplied by Optimo IoT fully wired and tested in our workshop. Physically installing it on site is the customer’s responsibility, while final commissioning is handled by Optimo IoT, remotely or on site as needed.

Yes — complex hybrid plants are exactly what it was designed for. Over Modbus and digital I/O it can command the gas boiler and the heat pumps while tracking their electricity consumption, and at the same time read generation data from the photovoltaic system (over SunSpec Modbus).

The system connects directly to the heat meters already fitted in the apartments through an M-Bus/Modbus converter. It collects the data automatically and sends it to the cloud platform, with no manual readings needed.

Yes. The Optimo IoT Web App has dedicated logins for end users. Each resident can open their own building’s page and check their apartment’s consumption in real time.

The building manager gets a single platform showing the metering data for every apartment and, at the same time, the overall efficiency of the heating plant — and can work remotely alongside the maintenance provider whenever something needs attention or goes wrong.

It is an advanced CMMS module for storing documents, recording work carried out and planning the heating plant’s maintenance.
